Zoning Application: Variance Request on Prospect

LEGAL NOTICE BOROUGH OF MIDLAND PARK ZONING BOARD OF ADJUSTMENT APPLICATION Please take notice that an application has been made by Jack and Laura DeKnight to the Zoning Board of Adjustment of the Borough of Midland Park for variance applications for Block 25-01, Lot 35.

The property currently consists of a residential structure, a shed, hot tub/spa with decking, and two patios. The applicant is requesting variance relief from the provisions of the following sections of the zoning ordinance:

(a) Article 34-13.1.2. Shed has been constructed 1.04' from the rear property line where 5' is required. A variance for 3.96' is requested. Shed has also been constructed 3.54' from the side property line where 5' is required. A variance for 1.46' is requested.

(b) Article 34-13.1.2. Hot tub/spa with decking has been constructed in rear of property. Deck is 4.6' from the side property line where 5' is permitted. A variance for 0.4' is requested.

(c) Article 34-2.2(Schedule I)-The current total improved coverage is now 4,089 square feet where 3,192 square feet or 40% is permitted. A variance for 897 square feet or 11% is requested.

The applicant also requests an other variances and/or waivers that are necessary in connection with this subdivision application. This application is now on the Zoning Board agenda and a Public Hearing has been ordered for February 12, 2014 at 7:30pm, held at the Midland Park Borough Hall, 280 Godwin Avenue, Midland Park, New Jersey , at which time you may appear, either in person, by agent, or by attorney, and present any questions or comments you may have regarding this application.

All plans and related papers will be filed ten (10) days before the meeting date in the Zoning Board Office at the Municipal Building in Midland Park, New Jersey and may be inspected by interested persons during regular office hours, (8:30 am - 4:30pm), Monday thru Friday.
